What Is Stamp Duty in NSW?

Stamp duty (officially called ‘transfer duty’) is a state government tax you pay when buying property in New South Wales. It is calculated on the property's sale price or market value — whichever is higher — using a sliding scale that starts at 1.25% for properties under $17,000 and rises to 7% for premium properties above $3.72 million. First home buyers in NSW pay $0 stamp duty on homes under $800,000 under the First Home Buyers Assistance Scheme (FHBAS), with a linear concession from $800,001 to $1,000,000. Full exemption: up to $800,000

Pay $0 stamp duty on new or existing homes

Concession: $800,001 – $1,000,000

Duty = standard rate × ((price − $800K) ÷ $200K)

Above $1,000,000

Full standard duty — no FHB concession

Vacant Land

Full exemption: up to $350,000

Pay $0 stamp duty on vacant land

Concession: $350,001 – $450,000
