Professional carpet clean, windows, oven, and bathrooms.
Garden and exterior maintenance
Mow lawns, trim hedges, pressure clean driveway, add fresh mulch.
Consider professional styling
Styled homes typically achieve 5-10% higher prices.

Confirm settlement date
Standard is 42 days (6 weeks) from exchange. Can be negotiated.
Notify your mortgage lenderImportant
Advise them of sale and request discharge documents (allow 2+ weeks).

Get 3 quotes and book early - especially for end of month.
Arrange building insurance continuation
Your policy must remain active until settlement completes.
Organise final meter readings
Contact electricity, gas, and water providers for final reads.
Pre-settlement inspection by buyer
Buyer inspects property (usually 1-2 days before settlement). Be ready.

Foxtel, Stan, etc. - update address or cancel.
Home security system
Cancel monitoring or transfer to new address.
Solar panel agreement
Check if lease transfers to buyer or needs to be paid out.
Lawn & garden services
Cancel regular gardening/pool maintenance.
Pest control contracts
Cancel any ongoing pest control agreements.
Bins & waste collection
Confirm final collection day. Return bins if required.
Smart home devices
Reset and remove any connected devices (Nest, Ring, etc.).
