This is the kind of knowledge you only get from an agent who's been selling in the same postcode for 25 years. Not every street in 2216 is equal — and the differences in value between two streets 100 metres apart can be $200K+.

Here's my honest street-by-street breakdown.


Brighton-Le-Sands — Best Streets

Premium Tier ($1.8M+ houses)

1. Grand Parade (beach side) — Trophy street. Uninterrupted Botany Bay views. Properties here sell 25–30% above median. If one comes up, be ready to move.

2. Princess Street — Quiet, tree-lined, one block from the beach. Walking distance to Bay Street cafes. Consistently strong sales.

3. Crawford Road — Wider blocks, established homes, strong family appeal. One of the most consistent streets in Brighton-Le-Sands.

Value Tier ($1.4M–1.7M houses)

4. Moate Avenue — Good-sized blocks, solid older homes with renovation potential. Less traffic than parallel streets.

5. Bay Street (south end) — Mixed commercial/residential, but the south end near Cook Park is genuinely liveable with retail convenience.

Streets to Be Cautious About

  • General Holmes Drive side — Airport noise on landing approaches
  • The Boulevarde (heavy traffic sections) — Main road noise reduces appeal

    3. Bay Street (Rockdale end) — Connecting Brighton-Le-Sands to Rockdale, this stretch offers Brighton adjacency at Rockdale prices.

    Value Tier ($1.3M–1.5M houses)

    4. Frederick Street — Development potential in some sections, but the residential pockets are solid family territory.

    5. Railway Street — Close to station. The eastern side is quieter. Good renovation candidates come up regularly.

    Kyeemagh — Best Streets

    Premium Tier ($1.6M+ houses)

    1. Mutch Avenue — Wide blocks, quiet position, walking distance to Brighton beach. The best street in Kyeemagh, arguably one of the best in 2216 for family living.

    2. Owen Avenue — Similar character to Mutch Avenue. Slightly smaller blocks but well-maintained family homes.

    Value Notes

    Kyeemagh is small — only a handful of streets. Everything here is relatively premium because so few properties come to market. When one lists, it sells within 3 weeks.
